An NRI home loan can make an Indian property purchase more manageable, but overseas income, documentation and repayment arrangements require advance planning. RBI rules permit authorised dealers or eligible housing finance institutions to provide housing loans in rupees to NRIs/PIOs for residential accommodation, subject to conditions.

Start with eligibility

Lenders assess income, employment, credit history, age, property value, repayment capacity and documentation. Overseas employment can add verification requirements.

Documents commonly requested

Expect requests for passport and status documents, overseas address proof, employment/income evidence, bank statements, PAN, Indian bank details and property documents. Exact requirements vary by lender.

Understand the loan-to-property relationship

The lender will evaluate the property as well as the borrower. A project that is difficult to finance or has unresolved documentation can create friction even when the borrower has strong income.

Repayment

RBI's framework permits specified repayment routes including inward remittances and eligible non-resident accounts, subject to the applicable loan terms. Confirm the repayment route with the lender before signing.

Co-applicants and POA

A co-applicant may strengthen an application depending on the lender's policy. Some NRIs also use a representative in India for documentation and coordination. The legal role of that representative should be clearly defined.

Get pre-approved

A pre-approval or indicative eligibility assessment helps an NRI understand the realistic budget before selecting a property. It also reduces the risk of booking a project that does not fit the financing plan.
