Buying a property is only the beginning. For an NRI, the quality of remote management can determine whether an asset remains convenient or becomes a recurring source of stress.

Create a local operating system

Assign responsibility for maintenance, tenant communication, society/association matters, utility bills and emergency access. Do not rely on informal family arrangements without clear ownership of tasks.

Tenant management

Use a written tenancy agreement, document handover condition, track rent receipts and maintain a clear process for repairs and renewals. Tax and local tenancy rules should be reviewed professionally.

Maintenance

Schedule periodic inspections, especially if the property is vacant. Water leakage, electrical faults and security issues can become expensive when discovered late.

Financial records

Maintain rent receipts, maintenance bills, property-tax records, bank statements and management invoices. A clean record supports tax compliance and eventual sale.

Use POA carefully

If someone must sign documents or deal with the property on your behalf, use a properly drafted authority that matches the required tasks.

Insurance and risk

Review appropriate insurance and building/society coverage based on the property. Keep emergency contacts and key documents accessible to the person managing the property.

Plan for exit

Even if you intend to hold the property for years, keep the title, purchase and tax records organised. Good record-keeping makes future sale, inheritance or transfer easier.

Frequently Asked Questions

Can an NRI rent out a property in India?
NRIs can generally hold and rent eligible property subject to applicable laws and tax rules. Specific property and tenancy circumstances should be checked.

Should I use a property manager?
For an overseas owner, professional management can be useful where there is no reliable local family representative.

How often should the property be inspected?
The frequency depends on whether it is occupied, vacant and the type of property. Periodic checks are sensible for remote ownership.
