What the plan sets out

The Dubai 2040 Urban Master Plan organises growth around five urban centres: Deira and Bur Dubai; Downtown and Business Bay; Dubai Marina and JBR; Expo 2020 Centre; and Dubai Silicon Oasis Centre. Its ambitions include more green and recreational space and better access to public transport. These are planning objectives, not a promise about an individual property’s value.

Read the map at two different scales

At city scale, ask how a district fits into the wider pattern of work, transport and public space. At building scale, ask what is actually delivered around the home: the route to the station, the pavement outside the entrance, a school journey and the services you will use every day.

A development can be near a growth corridor on a map but still inconvenient in daily life. Distinguish walking distance from straight-line distance, and an announced connection from an operating service. The official structure plan is useful context for this comparison.

A practical way to evaluate a location

  • Write down the journeys that matter to you and visit at the times you would normally travel.
  • Identify which amenities exist today and which depend on future delivery.
  • Compare the property with completed alternatives serving the same needs.
  • Ask how your decision changes if planned infrastructure arrives later than expected.

Our perspective

Future development belongs in a property discussion, but it should not do all the work. Present-day usefulness, the building’s condition and the total cost of ownership deserve equal attention. A compelling city story does not replace a careful unit-level comparison.
